Moho Caye is a lush jungle island in Belizean waters in the Caribbean Sea. It lies 12 miles west of Placencia village and 9 miles east of the Belize Barrier reef - the largest in this hemisphere and second in the world only to the Great Australian Barrier reef.

Description of Moho Caye

About two thirds of the shoreline has sandy beaches. They can easily be enlarged by clearing grass and other vegetation. The rest of the shoreline is small bits of coral and sand combined. There are 3 or 4 small areas of mangroves on the shoreline. They are no more than 50 to 75 feet each and the water in front of them is sand and/or coral and some small rocks. Mostly sand though. There is NO mud in the sea around Moho Caye. Other than the mangroves mentioned above the entire shoreline is lined with coconut trees. There are thousands of them ranging from coconuts just sprouting to 30' tall trees loaded with coconuts. You have a small "cocal" (coconut plantation) if you wish to exploit that. There are also some Banyan trees and a few other miscellaneous broadleaf trees. The island is thick with coconut trees with very little else except some waist high grass in several spots. There are no briars, wild animals, snakes, or poisonous vegetation.

There are about 50 large coconut trees that blew down in hurricane Iris in 2001 but there is plenty of good news to go with that. There are easily hundreds, if not over a thousand large healthy coconut trees left..AND that was the first hurricane to hit the Southern part of Belize in 60 years. Check the records.
There is plenty of coral off the island, fish, including snapper, jack, parrot fish, angel fish, blue tang, sea cucumbers, sea fans, 8' brain corals, barracuda, school of tuna (tiny fingerlings), etc. The water gradually gets deeper as you go away from the island and about 300 to 500 feet from the shore drops off sharply to 100 feet and levels off. Fresh Water

There is fresh well water on the island in limited quantities. The water table is only a few feet below the surface so it's quality for drinking purposes should be in question but it is useable for bathing, washing clothes, etc. It can be purified with simple filters for drinking. Larger quantities may be gathered by catching rain water off roofs and storing in vats. This is a common practice on the islands and even on the mainland.

Electricity

Being a private island that is uninhabited, there is no electricity. Depending on the quantity required, the most common power sources are: power generators, wind and solar. Residents, depending on their requirements, may operate totally on wind and/or solar with battery storage. For those who require all the amenities of home, a power generator will probably be necessary to augment or totally replace the above.
Having a fairly constant trade wind off the Caribbean Sea, few people require air conditioning which is the largest consumer of electricity. Larger commercial projects will surely require power generators.

Sewage

The water table is too high for the effective use of septic tanks. Sewage treatment plants are necessary but are as small as standard septic tanks and produce pure water to all US standards at a very reasonable cost. Treatment plants for larger projects are also correspondingly reasonably priced.

Survey

The island has not been surveyed. In October of 2003, a measure of the perimeter of the island by tape measure found it to be 2,980' plus or minus 100' for our possible errors. Roughly calculated that would make the island about 12 acres.
A registered surveyor estimates that a comprehensive survey would cost $1,000.00 US, including transportation to the island.
